Free money for
your down payment

Down Payment Assistance (DPA) refers to grants, second mortgages, and forgivable loans offered by state agencies, local governments, and nonprofits to help buyers cover their upfront home purchase costs.

In Georgia, programs like the Georgia Dream Homeownership Program provide up to $15,000 in down payment and closing cost assistance to eligible buyers — including those purchasing brand-new construction homes.

The Rainey Property Group works directly with buyers to identify which programs they qualify for and connects them with approved lenders who participate in these programs — before a single contract is signed.

"Most buyers are surprised to learn this money exists — and that using it costs them nothing."

Did You Know?

In Georgia, you don't have to be a first-time homebuyer to qualify for every program. Many buyers who owned a home 3+ years ago are still eligible — and some programs have no homeownership history requirement at all.

New construction is
DPA-friendly

New construction homes are often an ideal match for down payment assistance programs. Because you're working directly with a builder on a set sales price and timeline, there's less uncertainty around appraisals and seller concessions that can complicate DPA use on resale homes.

Builders in the Georgia market are also experienced working with DPA-approved lenders, and many offer their own incentive packages that can be layered on top of assistance funds — reducing your out-of-pocket costs even further.

Our team knows which communities and builders work seamlessly with Georgia Dream and other DPA programs, so you don't waste time pursuing homes where the assistance can't be applied.

📋

Set Purchase Price

Builder contracts have fixed pricing, removing the appraisal guesswork that often creates problems for DPA on resale homes.

Predictable Timeline

New construction closing timelines align naturally with the 60–90 day windows most DPA programs require to process assistance funds.

💰

Stackable Incentives

Layer builder incentives, mortgage rate buydowns, and DPA funds together to significantly reduce your upfront and monthly costs.

Eligibility

Do you qualify?

Most Georgia Dream eligibility requirements are straightforward. Here's what the majority of programs look for:

First-Time Homebuyer

Haven't owned a home in the past 3 years — or purchasing in a federally designated target area.

Income Limits

Household income must fall within program limits, which vary by county and household size (typically $60K–$120K).

Credit Score

Most programs require a minimum 640 FICO score. Some national programs accept scores as low as 580.

Purchase Price Limits

Home purchase price must fall within program caps — Georgia Dream limits typically range from $250K to $425K depending on county.

Primary Residence

The home must be your primary residence — investment properties and vacation homes are not eligible.

Approved Lender

You must work with a DPA-approved mortgage lender. We connect you with lenders who participate in Georgia Dream and other programs.
